✔ Documented

💧 W — WATER SYSTEMS

Primary Goal: Prevent leaks, flooding, and water damage

✔ Inspection

  • Check under sinks for moisture or corrosion

  • Inspect visible supply lines and shutoff valves

  • Look for signs of past leaks (stains, warping, mold)

  • Inspect water heater for age, rust, or pooling

✔ Test

  • Test main water shutoff valve (full open/close)

  • Run all faucets and check pressure consistency

  • Test sump pump (if present)

  • Test any leak detection devices

✔ Verify

  • Confirm shutoff valves are accessible and functional

  • Confirm leak sensors are active and reporting

  • Confirm drainage is clear and flowing properly

✔ Document

  • Location of main shutoff

  • Water heater age + condition

  • Any leaks, risks, or recommended replacements

⚡ E — ELECTRICAL SYSTEMS

Primary Goal: Ensure safe, stable, and protected power

✔ Inspection

  • Check panel for labeling, cleanliness, and corrosion

  • Inspect outlets and switches for damage

  • Look for overloaded power strips or exposed wiring

  • Inspect exterior outlets for weather protection

✔ Test

  • Test GFCI outlets (kitchen, bath, exterior)

  • Test AFCI breakers (if applicable)

  • Verify all lighting circuits function properly

  • Test surge protection (if installed)

✔ Verify

  • Panel is properly labeled

  • No breakers are overheating or tripping

  • Critical systems are on stable circuits

✔ Document

  • Panel condition + capacity

  • Any unsafe wiring or outdated components

  • Surge protection status

🛡 S — SAFETY & SECURITY SYSTEMS

Primary Goal: Protect people, property, and response readiness

✔ Inspection

  • Check smoke and CO detector placement

  • Inspect alarm panels and keypads

  • Check cameras for positioning and cleanliness

  • Inspect door/window sensors

✔ Test

  • Test smoke detectors (all zones)

  • Test CO detectors

  • Arm/disarm security system

  • Trigger test alerts (alarm, notifications)

  • Test door locks and smart locks

✔ Verify

  • Monitoring service is active

  • Notifications reach correct devices

  • Cameras record and store properly

✔ Document

  • Detector age (replace if 7–10 yrs)

  • Monitoring provider

  • Any blind spots or failures

🌡 T — TEMPERATURE SYSTEMS

Primary Goal: Maintain livable conditions and prevent freeze, failure, and system stress

✔ Inspection

  • Inspect HVAC equipment (furnace, air handler, condenser)

  • Check air filters for buildup or restriction

  • Inspect ductwork for leaks, disconnections, or debris

  • Confirm vents are open, unobstructed, and balanced

  • Check thermostat placement and wiring integrity

  • Inspect condensate lines and drainage for blockage

  • Review insulation and exposed piping in basements, crawl spaces, and attics

✔ Test

  • Test heating and cooling cycles under normal operation

  • Verify thermostat response and temperature accuracy

  • Test zone controls and dampers (if applicable)

  • Check airflow consistency across primary living areas

  • Trigger temperature alerts and confirm delivery to homeowner

  • Simulate cold-weather risk conditions where possible

✔ Verify

  • System reaches and maintains target temperature without fluctuation

  • No short cycling, delay, or abnormal system behavior

  • Temperature sensors read accurately across zones

  • Smart thermostat schedules, automation, and remote access function properly

  • Freeze protection thresholds are correctly set (typically ~38°F)

  • All monitoring devices remain connected and reporting

✔ Document

  • HVAC system age, model, and last service date

  • Filter type and replacement schedule

  • Sensor locations and calibration status

  • Known airflow, duct, or insulation deficiencies

  • Freeze risk areas (crawl spaces, exterior walls, unconditioned zones)

  • Any conditions that may impact system performance or livability
